Length of Stay and Gap Rules Explained
Using Art to manage length of stay and gap rules.
From the tape chart, you can manage the functionality, in Art on your chart, use the ellipsis (three dots) for the specific listing you want to review. You will adjust the rules on each individual property because each listing is unique and it's going to have unique needs.
The top section that loads is your default minimum stay, and where you will set the default. You also have the option to set the default definition of ‘weekend’. If you don't want the weekend to vary, just leave it in line with your default min stay but if you recognize higher demand for weekends in your market, you may want to hold a higher min stay requirement in order to make the most out of those high demand periods.
In this example you may want to set it to something like three, again, consider the property in your market when making this choice. We also recognize that the days to find it as the weekend vary from market to market. So you do have the ability to define that yourself using Art’s ‘weekend days’. For example, you might include Thursday arrivals in that weekend stay, so if a guest booked Thursday, Friday, Saturday they're covered in that three nights minimum setting. You can include Sunday as well if that makes sense for your market. You have the option to do that in the advanced settings and allows for a more dynamic approach.
Consider your expiration window, your booking window, when setting your gaps. For example, you want to say that regardless of the day of the week, if you're booking far in advance, we're going to require a three-night stay. You can use a 90-day window or any setting that is best for your market, this setting should be based on what truly is an ‘advanced’ booking. Art makes this very customizable.
If the default is two nights, but you have a Monday, Tuesday booked and a Thursday, Friday, Saturday, Sunday booked, then your Wednesday is left orphaned. Often you may want to allow that night to book, to go down to one night for your gap min day. This is only applicable when you have a gap. This is a useful setting to ensure that you take any booking for orphan nights.
Art also has settings for split weekends. For example, you have a guest booked Wednesday, Thursday, and Friday, but now you have an orphaned Saturday, Sunday. Holding out for the three-night min stay on that Saturday might not be the best strategy. By turning on split weekends, Art is going to identify those opportunities where your weekend has been broken apart and allow you to drop back down to your default min's days depending on your booking window and this allows you to really take advantage of what's happening in your calendar.
Once you have completed all settings, click save and everything will get updated, and go to the next listing.
